Please provide a written response for each comment indicating where the
corrections are located.

When making corrections, upload all plan sheets and documents into the same
file, folder, and file name as the original submission, and in the
appropriate orientation view. The ProjectDox software will automatically
label any new version appropriately (i.e. V2, V3, etc.). DO NOT place the
corrected sheet in a different folder location or under a different file
name. Any new sheets or documents required that were not part of the
original submittal shall be placed in an appropriate file folder. Refer to
the ProjectDox

plans.

1). CURRENT BUILDING CODES:
PLEASE REVISE SHEET A0.0 TO THE CURRENT CITY OF HOUSTON APPROVED BUILDING
CODES FOR WHICH THE PROPOSED PROJECT SHALL BE REVIEWED:
2012 IBC WITH CITY OF HOUSTON AMENDMENTS
2012 UMC - UNIFORM MECHANICAL CODE
2012 UPC - UNIFORM PLUMBING CODE
2020 NEC - NATIONAL ELECTRICAL CODE
2012 IFC - INTERNATIONAL FIRE CODE
2015 IECC OR ASHRAE 90.1 2013
2). WIND DESIGN:
The building shall be designed to withstand wind speeds in accordance with
Section 1609.3 of the 2012 IBC Houston amendments.
STRUCTURES SHALL BE DESIGNED TO MEET THE ULTIMATE DESIGN WIND SPEED (VULT)
OF
139 MPH IN 3 SECOND GUSTS AS REQUIRED FOR RISK CATEGORY II STRUCTURES PER
SECTION 1609.3 AND TABLE 1609.3.1 OF THE 2012 IBC WITH CITY OF HOUSTON
AMENDMENTS.
3). INDEX TABLE OF CONTENT:
Some sheets listed on the Table of Contents are not uploaded for review.
Please provide the following missing sheets:
- A-1.3 RCP/POWER
- A-1.4 ROOFING PLAN
- A-2.1 ELEVATION
4). DOORS-THRESHOLDS-LANDINGS:
Per Section 1008 2012 IBC, thresholds at doorways
shall not exceed 1/2 inch. Raised thresholds and floor level changes
greater
than 1/4 inch at doorways shall be beveled with a slope not greater than
one
unit vertical in two units horizontal (50% slope).
5). LEVEL LANDINGS:
Per Section 1008.1.6, at all doors, there shall be a floor or landing on
each side of the door with the same elevation on both sides and thresholds
not to exceed 1/2" in height. Landings shall comply with Sec 1008.1.6 and
shall be level except that exterior landings may have a slope not to exceed
1/4 unit vertical in 12 units horizontal (2% slope). Provide notes or
details verifying compliance at all altered or new doors.
6). FINISHED FLOOR ELEVATION:
IN COMPLIANCE WITH SECTION 512 OF THE CITY OF HOUSTON AMENDMENTS, ALL NEW
BUILDINGS AND BUILDING ADDITIONS SHALL HAVE A FINISHED FLOOR NOT LESS THAN

INCHES ABOVE THE NEAREST SANITARY SEWER MANHOLE RIM OF THE SEWER CONNECTED
TO THE BUILDING. WHERE NO SEWER IS AVAILABLE, THE FINISHED FLOOR SHALL NOT
BE
LESS THAN 4 INCHES ABOVE THE CROWN OF THE STREET.
7). METAL OVERHEAD DOORS
Provide Engineered cross section of the proposed overhead doors or cut out
sheets of Manufacturers specifications.
8). CODE SUMMARY: CHAPTERS 3 -7, 9 -10 - 2012 IBC OCCUPANCY LOADS
PROVIDE COMPLETE AND ACCURATE INFORMATION ON SHEET A0.0 FOR THIS PROJECT
ADDRESSING THE PROPOSED TYPE OF CONSTRUCTION, FIRE RATING, OCCUPANCY
CLASSIFICATION (S-1) AND OCCUPANT LOAD.
9). GEOTECHNICAL REPORT SOILS 2012 IBC:
A Geotechnical Soils Report for new buildings and/or concrete supporting
structures is required. The report shall be sealed, signed & dated by a
professional engineer registered in the state of Texas.

In lieu of a soils report, the structural engineer designing the foundation
may provide notes on the foundation plans that identify the soil
classification, expansion index, potential expansion & the bearing capacity
of the soil at the depth of the structural foundation as shown in the
plans, as defined in Chapter 18 of the 2012 IBC, Sections 1802 thru 1804.
