Plan Review – Inspection Report Comments

The structural portions of the plans are being reviewed for compliance with
the 2012 International Residential Code or the 2012 International Building
Code as amended by the City of Houston.

Please provide a written response for each comment indicating where the
corrections are located.

1.
Incorrect code referenced on sheet TS. Refer to COH Form CE-110. Please
correct to 2020 NEC, 2012 UMC, 2012 UPC.

Drainage Plans- R401.3
Plans should show a complete drainage pattern to the right of way and note
that the grade will fall a minimum of 6 inches within the first 10 feet
away from the foundation or provide a swale where a physical barrier does
not allow a 6-inch drop in the first 10 feet.
RE: the drainage plan provide shows storm water being diverted to
neighboring properties.

Garage door R302.5.1
Plans should clearly note that the door from the garage is self closing and
meets one of the following requirements:
a. Minimum 1-3/8 solid wood
b.Minimum 1-3/8 steel over honeycomb
c.Minimum 20 minute rated

R309.1 & 309.2 Floor surface.
Show the direction of slope for the garage or carport floor on Floor Plan.
Garage & Carport floor surfaces shall be of approved noncombustible
material. The area of floor used for parking of automobiles or other
vehicles shall be sloped to facilitate the movement of liquids to a drain
or toward the main vehicle entry doorway.

Provide the box out framing for the attic access on the truss layout.

Per the Houston-amended 2012 IRC (International Residential Code),
structures shall be designed for a nominal wind load of 110 mph basic wind
speed at 3 second gusts. This is equivalent to 142 mph ultimate wind speed,
which is more stringent than the 139 mph ultimate wind speed criteria for
Risk Category 2 buildings in the 2012 IBC. (See Section 1609.3.1 and Table
1604.5, 2012 IBC).

Section R301.1.3, 2012 IRC and Sections 1705.8 and 1803.1, 2012 IBC.
As the 2012 International Residential Code (IRC) does not address
cast-in-place deep foundations, provide a soil investigation report as
required by the 2012 International Building Code (IBC). The foundation's
structural engineer shall reference the report by number and date as part
of the foundation design criteria.


8.
The RESNET Home Energy Rating Standard Disclosure is not completely filled
out. The Disclosure is the last page of the energy report.


9.
PROJECT DOX PROCEDURES

Please follow Project Dox procedures when uploading files. Please remove
all DUPLICATE / REDUNDANT files which have been uploaded in to multiple
folders.

Project dox will automatically version the replacement file. However, you
MUST use the SAME exact FILE NAME & FOLDER location -- in order for this to
work correctly.

Verify the name & file location.
*** Project Dox is (case, character count, special characters, spacing)
sensitive.
*** Do NOT add extensions on the original name. It will NOT version.
*** If you do not see a V2, V3, etc. It has not been correctly uploaded.
